All the hard work may just pay off for potential home sellers, said Andrea Arth of Arth Real Estate Group. Inventory in the Wilmington is at an all time low and prices are the best the market has seen since 2006.

House Renovations Before Selling Your Home

Arth said the real renovations that make a home truly turnkey and sell quickly are complete upgrades to the kitchen, bathrooms and outdoor living spaces.

“When it comes to kitchens, bathrooms and outdoor living spaces, we are seeing sellers get more bang for their buck than ever,” Arth said. “With just 32 days of inventory left, we are really under the gun, so homes with those spaces newly renovated will certainly sell.”

Outdoor spaces

Because we’re all spending more time at home, outdoor spaces are wildly important to renovate. In addition to simple curb appeal measures, homeowners can create hardscaping around porches and gardens. She suggests tying different parts of the garden together with pathways and coordinated landscaping to make a once-disjointed space feel cohesive.

Arth also recommends adding fire pits and outdoor cooking areas with plenty of space for seating. Adding twinkling cafe lights and solar-powered landscape lighting gives the exterior a boost at night.

Kitchens and bathrooms

In kitchen areas homeowners can renovate with modern appliances, cabinetry that extends all the way up to the ceiling and bring in new countertops. Looking for an easy weekend DIY in the kitchen? Try adding a tile backsplash, Arth said.

As for bathrooms, Arth said homebuyers are looking for updated lighting and vanities. Because homeowners want more custom features these days, swap out any dated bath or sink fixtures to add visual appeal.

Finishing touches

Finally, Arth has a suggested to-do list for anyone close to putting their home on the market. Here are the minimum tasks all homeowners should complete:

  • All walls should get a fresh coat light, neutral paint
  • Paint baseboards and molding
  • Remove popcorn ceilings
  • Give the home and carpets a deep clean
  • Clear clutter
  • Add nice accents like indoor plants
